- We collect what you give us, to reply to you, arrange your stay or service, and run our business.
- We never sell your information, and we only send marketing emails if you opt in.
- Software helps us sort messages and draft replies, but a person reviews every reply before it's sent.
- On this website we show guest reviews with a first name and initial only, and never who a guest is.

Who we are
NTStays LLC is a Massachusetts company, run by its owners, that hosts guests in its own furnished homes in Framingham and Abington, Massachusetts and Cranston, Rhode Island, and provides services to property owners. In this notice, "we" means NTStays LLC. This notice covers our website (ntstays.com), our emails, and stays and services arranged with us directly.
What we collect
When you contact us or request a stay
Through our contact, request and newsletter forms, or by email, we collect what you choose to share: your name, email address and phone number; the home, dates and number of guests; details about your stay (for example your hospital or facility, or an insurance claim); for companies, your company name and role; details about a property you own; and your message. We also record which page you used and when.
When you stay with us
We keep booking records: names, dates, the home, amounts paid and payment status, and our messages with you. For stays booked through Airbnb, Vrbo or Booking.com, we receive booking details from those platforms under their terms. If you pay us directly by card, the payment is handled by our payment processor; we don't see or store your full card number.
Reviews
Reviews you leave for us on booking platforms or send to us directly, including your rating, your words, your first name and, if you share it, your home city.
When you visit the website
This website doesn't set cookies of its own and doesn't use advertising trackers. Like any website, the services that deliver it (see "Who we share it with") receive technical information such as your IP address and browser type.
How we use it
- To reply to you and, if you ask, to quote, arrange and manage a stay or a service.
- To run our business: bookings, invoices (including to insurance companies and housing providers), accounting, taxes, and looking after our homes.
- To send marketing emails only if you opted in, through the subscribe form or the checkbox on our contact form. Every marketing email has a one-click unsubscribe link.
- To understand how our homes perform. We combine booking records into totals, such as ratings, number of stays, and which states and countries guests come from. Only totals appear on our website or in our materials, never a guest's name or details.
- To show reviews. On this website and in our materials we show selected reviews with the reviewer's first name and last initial, or a company name if a partner agreed to it. The "where guests come from" map shows cities, never who traveled from them.
- To keep a record of our conversations with you.
AI-assisted replies
When you send an inquiry, we use an AI service to help sort it and draft a reply. A person on our team reads, edits and approves every reply before it's sent; nothing goes to you automatically. The AI service processes the inquiry for us as a service provider, under terms that don't allow it to use your information for its own purposes.
Guests who booked through Airbnb, Vrbo or Booking.com
We use booking details from these platforms only to host your stay and keep our business records. We don't add you to our email list or send you marketing unless you sign up yourself, for example on this website or with a sign-up card in one of our homes.
Who we share it with
We don't sell your information or share it with advertisers. We share it only with the service providers that run our business for us, and only as needed:
- Website and email hosting: services that host this website, receive its forms, and deliver our email.
- Customer records: the system where we keep contacts and notes of our conversations.
- Email delivery: the service that sends our replies, and our newsletter if you subscribe.
- AI assistance: the service that helps us sort inquiries and draft replies, as described above.
- Payments: the card payment processor for stays booked directly with us.
- Website content: services that deliver the fonts, maps and video tours on this website. Video tours load only when you press play.
Each provider works under contract, may use your information only to provide its service to us, and is expected to keep it secure. For more detail about the providers we use, email us.
We also share information when you ask us to (for example with your insurance company or housing provider for a placement they arranged), when the law requires it, or to protect our guests, our homes or our rights. Booking platforms have their own privacy policies for the stays booked through them.
Emails we send
Our email provider records whether an email was opened and which links were clicked, a common feature of email services. We don't use this to profile you. If you'd rather not receive marketing emails, use the unsubscribe link; you'll still get replies to your own questions and messages about your stay.
How long we keep it
- Inquiries that don't lead to a stay or service: up to 3 years after our last contact.
- Booking, payment and invoice records: as long as tax and accounting rules require, usually 7 years.
- Newsletter subscriptions: until you unsubscribe; we then keep a record of the unsubscribe so we don't email you again.
- Reviews shown on our website: while they're relevant, or until you ask us to remove yours.
How we protect it
Your information is kept with the providers above and on our own server, which is protected by a firewall, encrypted connections (HTTPS) and restricted, password- and key-protected access. Only our own team can see it.
Your choices and rights
- Unsubscribe from marketing emails at any time with the link in any email.
- See, correct or delete the information we hold about you, except records we must keep by law.
- Remove a review of yours from our website.
- Depending on where you live, you may have further rights under your state's privacy law. We'll honor them.
To make a request, email hello@ntstays.com. We'll reply within 30 days, and we may ask you to confirm your identity first.
Children
Our website and services are meant for adults. We don't knowingly collect information from children under 13.
Changes to this notice
If we change how we handle information, we'll update this page and the date at the top.
